In 2021 we were approached by an investor who saw an opportunity to purchase a single two-story condominium in the middle of an existing luxury condo building in Vancouver on the Columbia River and develop it into two separate high-end dwellings. We demolished the interior of the condo all the way down to the studs, removed the central stair column connecting the two floors, closed up the floor/ceiling assembly between the units in a manner consistent with fire and sound control codes, and rearranged the floor plans in each of the new units (including modifications to the commercial fire sprinkler system) to create highly livable luxury dwellings.

Specialty features include elements like a conditioned wine cellar, curbless showers, real marble finishes, and high-end fireplaces.

We were able to perform this work with minimal impact on the overall function of the condo building at large, and with limited impact on neighbors. In fact, during the course of this 7-month project, we developed such positive relationships with the neighbors in the building that we have now remodeled an additional 5 of the 13 units in the building.
